//在《這些房託值得買》之中,筆者將這個現象稱為「旋轉門理論」,只要當房託板塊的資產有進有出,股價才會追近淨資產值。當股價穩定,距離淨資產值不遠,房託的資金成本正常,才可以支持房託繼續增長。撰寫《這些房託值得買》,當然預計不了第一次房託收購戰在成書不足3個月就發生,不過春泉的案例無論結果如何,都證明香港房託開始脫離「類似定息產品」的定位,開始思考「營運、投資、融資」策略,進入了房託發展的下一個階段。

REITs: What can be done to ensure their growth?

http://www.ejinsight.com/20180824-reits-what-can-be-done-to-ensure-their-growth/

During the Hong Kong Book Fair this year, we published a new book on REIT strategy in association with HKEJ’s [Chinese] publishing department. The book was written with REIT investors in mind, as we hope to guide them through the analysis process of how to evaluate REIT management teams. Curiously, however, we have also been invited to speak with real-estate operators to discuss how the concepts in my book can help existing operators.
The major issue revolves around finding growth opportunities as REITs. REITs are required by law to distribute substantially all of their net income as dividends, and thus, REITs in general do not accrue capital for additional investment. This means that major investments typically require secondary placement to raise equity. The precise mechanics differ from market to market. In some markets, for instance Singapore, investors prefer larger placements that would sustain several acquisitions. Other markets such as Australia would prefer REITs to come to the market for major acquisitions.
However, no matter what the precise mechanism is adopted, it is clear that REITs must command the confidence of the market to support their continuous growth. Otherwise, neglected REITs could fall into a value trap, where their stock prices deviate much from the per share net asset value and make secondary placement prohibitively expensive. This would make it even harder to find growth, and ultimately, this could create a feedback loop.

HOW OVER DIVERSIFICATION LOWERS RISK-ADJUSTED RETURNS

http://aspire.sharesinv.com/57524/how-over-diversification-lowers-risk-adjusted-returns/

The Hong Kong Book Fair, which takes place in July every year, is the major publishing event of Hong Kong.  Last year, my first book on REITs was fortunate to have won a publishing award at the Book Fair’s Hong Kong Biennial Award.
And this year, the same publisher has invited me to write a second book focusing on REIT strategies. The Asia Pacific region has implemented REIT regimes for about 15 years, and Australia, Japan, Singapore and Hong Kong created an entrenched sector, with the top REITs in each economy having joined the top stock index of the respective markets.  At this point, we believe that the economies as a whole have accrued enough experience to review the sector.
While the REIT sector as a whole have delivered respectable total return that is in-line with what investors would expect from a core or core-plus real estate program, individual REIT performance has deviated from the average trends by a significant margin.  Taking Hong Kong as an example, over the last five years, the top REIT has generated a per share dividend growth of 11 percent per annum, versus an average of 6 percent of all Hong Kong REITs. Moreover, the top REIT in Hong Kong has recorded a per year total return of 20 percent since listing, versus an average of 11 percent for all Hong Kong REITs.
Thus, our book focuses on how top REIT management can outperform peers through time by adopting the appropriate operating, investing, and financing strategies. We divided the discussion into five sections that address different aspects of a REIT.
